The Custom Home Building Process: What to Expect

The custom home building process can be intimidating and full of unknowns. What is the process of home building? How much will it cost? How much time will it take? Smith Brothers Construction has 40 years of experience in making its clients comfortable and informed throughout the “Design-Build” process. In doing so, we achieve our clients goals and provide top notch quality throughout. 

Initial Meeting- Dream Phase

This is the fun phase. Although not every idea may be feasible due to budget or land options, it’s the time to dream and think of everything that you could possibly want in your custom home. After all, you’re spending the time and money to build your home from the ground up- it should be exactly what you are hoping for. Do you want that sauna in your master bath? What about an extra large range in your kitchen and a butlers pantry for hosting your parties? Do you want your kids to have a separate play room? Now is the time to voice those ideas.   

Design Phase- Hiring the Right Team

Next, you’ll need to find the right team and budget for your goals. We have multiple architects and designers that we partner with on a regular basis, or you are also welcome to choose your own architect and designer. The architect creates the architectural plans for your custom home, and the interior designer provides concept boards and inspiration for what the interior of your home could look like. As they create the plans, they seek your feedback to make sure your design and budget goals are met. 

Budget-Phase

Once plans and specifications are created, Smith Brothers Construction estimates costs and time lines for all aspects of the home- from cabinetry, to exterior finishes, to roofing, to tile and stone, to flooring, to the pool and landscaping. When you approve the construction budget and time lines, we can apply for the necessary approvals and permits to start construction. 

Project Management

We are your advocate. Smith Brothers makes sure that your voice is heard by all members of our team- from the architects and designers to subcontractors- to make sure things stay on schedule and in budget. We staff our projects daily, maintaining safety, quality and that the plans and specifications are followed correctly. Moreover, we communicate with you on a weekly basis to keep you in the loop on our progress and answer any questions that may come up.  

Home Construction

Once all plans and budget are finalized, the building begins! Necessary permits are acquired, foundations are laid, initial structure is built, walls are constructed, and so on and so forth. Maintaining the highest levels of quality and avoiding mistakes can take time but we pride ourselves on finishing on time and on budget. 

Interior Finishes

Last but not least, we fill your home with your things! Our designers place all the furniture in your home. Art work and other wall coverings are hung, and all the personal touches are added.
